VAE carried out a full design and construction of the 5-star NABERS rated four level commercial building located along the Gold Coast Highway, at Mermaid Beach. The building includes commercial, medical, and fresh food tenancies, in one of the Gold Coast’s most vibrant and dynamic neighbourhoods. The retail level is anchored by a 1,500 sqm Woolworths Metro supermarket.

Both Mechanical & Technical Services were a part of this installation, consisting of:

• A roof mounted air-cooled chiller with enhanced corrosion protection serving the 4 office levels, with load compliant to PCA A Grade requirements
• Fully ducted CHW fan coil units to the office levels
• Full BACnet Building Management System (BMS) based on Tridium, carrying out the building control and monitoring as well as the Energy Management and Monitoring System
• CHW metering of each tenancy for billing through BMS
• Roof mounted office toilet exhaust & fresh air systems
• Car park ventilation with CO control based on CFD modelling for the two-basement level carparks
• Separate toilet exhaust systems to Ground and B2 toilets which fans located on the Plaza roof
