The Project

Festival Towers is a high-rise residential and mixed-use building in Brisbane, comprising 401 apartments, ground-level retail tenancies, management areas and foyer spaces. After 20+ years of operation, the existing rooftop chilled water plant reached the end of its economic life and was experiencing increasing reliability issues associated with corrosion, equipment breakdowns and superseded manufacturer parts.

As the incumbent mechanical services contractor for Festival Towers for more than five years, VAE Group was engaged to assist the Body Corporate with the mechanical design and delivery strategy for the replacement of the existing rooftop chilled water plant.

The existing system consisted of 3x air-cooled chillers, 3x direct online chilled water pumps, a mechanical services switchboard and expansion tank. Due to the condition, age and location of the existing plant, the replacement works required a carefully planned technical and logistical solution that would improve reliability, reduce lifecycle risk and maintain chilled water availability to critical building areas throughout the works.

Scope of Works

  • Replaced the existing rooftop chilled water plant
  • Installed three base-load chillers & one light-load chiller
  • Replaced most existing rooftop chilled water pipework & insulation
  • Installed an air dirt separator
  • Refurbished the makeup water & chemical dosing systems
  • Installed new essential & non-essential mechanical services switchboards
  • Delivered BMS plant control & commissioning of the new chiller control system
  • Managed staged changeover works to maintain chilled water availability to retail tenancies
  • Coordinated cranage, road shutdowns, traffic control, council permits, roof protection & safe access pathways
