Case Study

The Project

Master Systems Integration

VAE Group was engaged to deliver the Master Systems Integration for the 123 Albert Street smart building technology upgrade in Brisbane’s CBD.

The project formed part of a broader repositioning of the 27-storey commercial tower, integrating advanced smart building systems onto a secure, high-speed Integrated Communications Network.

As Technology Integrator, VAE coordinated specialised technology subcontractors to connect new and existing building services, including BMCS, lighting, metering,
access control, CCTV, intercom, wireless networking, digital signage, environmental monitoring and people counting.

The result was a reliable, integrated and future-ready platform designed to improve operational performance, support ongoing optimisation and deliver smarter building functionality from day one.

Our Approach & Works

VAE Group was engaged by Dexus to deliver the Master Systems Integration for the smart building technology upgrade at 123 Albert Street, a 27-storey commercial tower in Brisbane’s CBD.

The project formed part of a broader building repositioning, designed to create a more connected, intelligent and future-ready asset. As Technology Integrator, VAE coordinated specialist technology subcontractors and brought together new and existing building systems through a secure, high-speed Integrated Communications Network.

This digital backbone connects key building services including BMCS, lighting, metering, access control, CCTV, intercom, wireless networking, digital signage, environmental monitoring and people counting. By integrating these systems into one scalable platform, the project has improved operational visibility, strengthened system interoperability and created a foundation for ongoing optimisation.

Across the building, the upgrade included new security speed gates, digital signage and audio visual systems, digital intercoms, wireless LAN infrastructure, people counting, smart amenities displays, high-definition CCTV, and digital palm readers integrated with the smart locker system for touchless access to end-of-trip and wellness facilities.

A key challenge was aligning multiple smart building systems, subcontractors and technical interfaces into one connected framework. VAE’s role was critical in coordinating, testing and verifying these systems to ensure the Integrated Communications Network could support secure, reliable and interoperable communication across the tower from day one.

The result is a secure, integrated and future-ready smart building platform that supports improved performance, operational visibility and long-term optimisation at 123 Albert Street.
